Nearly 100 new homes and a suite of commercial units are planned for a prominent Christchurch block, currently occupied by a former Mitre 10 store and a hotel.

The owner of the 0.3ha Sydenham site and the Sandridge Hotel and Motel has lodged a resource consent application with Christchurch City Council outlining a large-scale redevelopment bordered by Colombo, Huxley and King Sts, Stuff reported.

While most of the land would be rebuilt, existing businesses on the corner of Colombo and Huxley Sts – including a dairy, takeaway outlets and residential units – would remain.

The project would comprise 21 buildings and could be delivered in multiple stages.

Plans include 52 two-bedroom units and 40 three-bedroom units, each with a garage or car park, along with 12 commercial units facing Colombo and Huxley Sts.

The development has been designed in four segments to allow different builders to undertake construction on separate lots.

The Mitre 10 property and adjoining land belong to R & H Investments, owned by the Smith family, who operate Mitre 10 stores across the city.

Their Sydenham branch closed in April after the family opened a new Mitre 10 Mega nearby.

Five houses and five vacant sections owned by R & H Investments are also included in the development area.

The Smith family holds the Sandridge Hotel site through Sandridge 2007 Ltd.

The hotel, operated by John Lindsay and Larry Paul, has been a fixture on Huxley St since the mid-1980s, when it relocated from Colombo St.

It currently includes a bar, restaurant and accommodation.
